Nearshoring in Poland:  Competitive Advantage and Key Investments.

June 7, 2024

Poland has all the assets to attract investors from all over the world. This includes an advantageous location, skilled human resources, as well as attractive investment land.

Nearshoring, namely the relocation of production facilities closer to markets, is gaining popularity year by year.

Poland is becoming a major country tobenefit from this strategy. Although the topic has started to make headlines inthe post-Covid real estate industry, it is by no means a new phenomenon.
The trend dates back to the 1990s, albeit on a smaller scale. At that time, theterm ‘nearshoring’ had not yet been coined. In addition, cost reduction was themain motivating factor, rather than potential problems arising from supplychain disruptions.

Poland has been attracting internationalinvestment for more than 30 years. This includes:

  • Pepsico near Wrocław with the most cutting-edge production plant     in Europe.
  • Amazon which has been developing Alexa in Poland, employing a     team of 1,000 people.
  • British American     Tobacco with its second largest     production plant in the world.
  • Intel which chose Wrocław from among 90 other locations in     Europe.

What investors are looking for in Poland issecurity and quality, including, among other things, security of transactions and keeping deadlines, as wellas a good location of the land. Our plots are fully prepared to startoperations immediately after purchase, which saves time and minimises risk.

The year 2023 was a record year for SATOIA S.A. in terms of sales and profits.

We believe that the upward trend willcontinue, especially when the ECB and the FED start to cut interest ratesincreasing the profitability of developing production plants.

SATOIA S.A. offersinvestors a kind of a ‘TIME MACHINE’,cutting down the investment process by 2 years. Located mainly in the west ofPoland, our land is ideal for investors seeking strategic locations close tomajor companies such as Mercedes, Intel and Amazon.

I raised the topic in a debate at the EuropeanEconomic Congress.
